South-based real estate developer Shriram Properties made a weak debut in the stock market on December 20 as the stock listed at a discount of 20 per cent against the issue price of Rs 118 per share.
The stock opened at Rs 94 on BSE.
The first public issue of the realty company had received a good response from investors as the offer was subscribed 4.6 times during December 8-10, 2021. Retail investors showed strong interest in the company as their reserves were subscribed 12.72 times, followed by non-institutional investors whose allotted quota was booked at 4.82 times.
A portion set aside for qualified institutional buyers and employees saw subscriptions at 1.85 times and 1.25 times, respectively.
Shriram Properties raised Rs 600 crore through its public issue which included fresh issue of Rs 250 crore and offer for sale of Rs 350 crore. The company will repay some of the borrowings taken by itself and its subsidiaries.
The price band of the offer was Rs 113-118 per equity share.
The issue received a "subscribe" rating from most analysts, given its strong execution strategies and the expected recovery in the sector over the long term.
“Based on H1FY2022 numbers, the IPO has been booked at a price of 2.28 times the upper price band of the IPO, which is in line with the peer group listed. We believe the company has a strong track to deliver. "The project can be completed on time and sustain strong execution which will be reflected in the pre-sale data going forward," said Yash Gupta, Equity Research Analyst at Angel One, brokerage Shriram Properties. Akash Jain of Edgecon Global said that at the upper end of the Rs 118 price band, the company's IPO was priced at 2.3x the price/book value, which is at a discount to peers and the pricing seems reasonable. “In terms of EV/EBITDA, the company is valued in the multiples of 15x,” said Jain, who recommended investors to “subscribe” to the issue, citing strong parentage, the identity of the project. Shriram Properties is one of the top five residential real estate companies in South India in terms of number of units launched in Tier 1 cities of South India including Bengaluru, Chennai and Hyderabad between the third quarter of calendar year 2012 and 2021 .
As of September 2021, SPL has a portfolio of 35 projects totaling 46.72 million sq ft of projected salable area in ongoing projects, projects under development and upcoming projects.
